348 Edward St is a multi-level office building perched beside Jacobs Ladder and Edward Street with views high over the Brisbane CBD. The building was first constructed in 1986 and designed by Conrad Gargett and Partners. In 2019 Blueprint Architects were commissioned to refurbish and extend the ground level foyer, refresh the lift lobbies of all levels of the tower and to re clad the external building facade. The brief was to reimagine the foyer and include a coffee shop and end of trip facilities. The foyer was extended to provide a more impressive two storey glazed foyer, a large entry roof and new circular glazed facade.

A subsequent fit out in the same building was undertaken for Deswik Mining Technology, who occupied three levels with over 2800sqm of floor space. The culture at Deswik required a lively, dynamic, social hub and Blueprint with extensive hospitality experience designed a central 320sqm meeting place for staff, to promote connectivity, interaction and collaboration.

The Deswik break out level, has a commercial bar, complete with bar seating an internal casual eating area, similar in feel to an outdoor beer garden, complete with picnic tables, games areas, pool tables, large screens and a café all to encourage social interaction.

348 Edward St Features: Timber look cladding to the ground floor and foyer brings contrast and warmth rarely seen in a high-rise building.  The renovated foyer and open area coffee shop, large feature lighting and a new two-level foyer extension to interact with the street and provide a more dynamic and identifiable entry space. 

Deswick Design Parti: Social interaction within an office does not happen around quiet pods, closed offices, and isolated work zones, the dynamic activity must balance the incredibly complex and individual work process.  Blueprint with its hospitality experience was able to bring the drinks at the bar, or meeting at the coffee shop within the office zones.
